Prepper Assessment
The county features a mix of rural and semi-urban living with a population density of 35.3 people per square mile. The climate is characterized by an annual mean temperature of 53.8°F and an average rainfall of 41.4 inches, supporting a growing season suitable for various crops, particularly in USDA zone 7b. Water availability is generally good due to the humid classification, making it conducive for self-sufficient living, although the growing season may be limited by occasional extreme weather conditions.
Natural hazards present some risks, with heat waves (FEMA rank 86) and drought (rank 76) being notable concerns for agriculture and water supply. Earthquakes (rank 77) and severe winter weather (rank 65) also pose risks, which can impact living conditions and infrastructure. The county's violence percentile is relatively low at 22, indicating a safer environment, but the higher population density (43 percentile) may lead to some urban stressors. The median home price of $112,300 is affordable, yet the effective property tax rate of 0.94% should be factored into long-term budgeting.
This area may appeal to those seeking a balance of rural and suburban life, particularly individuals interested in farming or small-scale homesteading due to the favorable climate and land availability. However, those who are highly sensitive to natural disasters or prefer a more isolated living situation might find the population density and associated risks less appealing. The hidden gem here is the affordability of housing, while the dealbreaker could be the potential for extreme weather events impacting agricultural productivity.
